Longstay Visa

For Investment in Real Estate of Not Less Than THB 3 Million

Eligibility Criteria

The applicant must provide evidence of investment in real estate of not less than THB 3 million under one of the following categories:

  • Freehold : Condominium
  • Leasehold : Condominium or House
  • Right over Property (Sap-Ing-Sith):

Condominium, house, house with land, land for the construction ofa building or residence, or residential unit space in a residentialbuilding

Key Conditions

The applicant must provide evidence of investment in real estate of not less than THB 3 million under one of the following categories:

  • The contract must be executed on or after 1 October 2025.
  • The contractual party must be a Thai individual or a Thai juristic person.
  • This visa type does not permit the holder to engage in any occupation or employment in Thailand.
  • This visa is valid for one year and may be renewed annually, provided that the visa holder continues to hold the real estate in accordance with the prescribed criteria.
